SALE PENDING 12/7/07

Hey Hollywood:

Although the holidays are a slow time in Real Estate we sold our listing (yea!) at 5800 SW 36th Terrace just North of Stirling Rd.  This was a 3/2 with a pool, 2 car garage, updated kitchen and baths on a 15,000 sq ft lot.  Listed at $549,900...  Sale is pending for a January closing.

Some Real Estate News about Declining prices...still!

Happy Holidays!  Things are slow at this time of year  in real estate as expected, although some folks are out  looking for homes while in town on their (get warm!) vacations.  A lot less newly posted listings this week, and very few homes went under contract.. although price reductions are still popular as sellers try to entice buyers in. 

This article (link below) appeared on AOL today regarding the still declining prices of homes sold.  Business Week quoted Bank of America as stating they didn't expect appreciation in homes until 2012.  The Florida Department of Realtors took a strong stand against that remark stating that contrary to their indications, single family homes are still selling and the decline in pricing is not as steep as it was at the beginning of 2007.

If you've purchased a home this year, you'll need a copy of your HUD statement for tax purposes.  If you've misplaced it, your realtor has a copy, so don't hesitate to call.

MARKET REVIEW 14 days ending Friday 12/14/07

Sorry I've missed posting...was sick for about 8days with some kind of cold/flu/virus thing... Son got head butt-ed in the eye (now has a black eye) and daughter ran head-on into a seesaw (now also has black eyes!)  When I'm out with my kids I get those funny looks!!

So I'm posting what went on in the market for 14 days... directly after my last post and up until this past Friday.  2weeks worth of new listings etc.   Things phone-wise were REALLY slow early December but we had quite a few phone calls and showings this past week.  A few New Yorkers looking to move down and then locals wanting to upscale from their starter homes..

Here goes: (single family only)

New Listings: 51

Went under Contract: 16

Closed Sales: 9

Listings that did not sell and expired: 31 (wow!)

Price Reductions: 61!!

If your home is up for sale, they say there are basically two reasons it isn't selling... price and/or condition.  If you've renovated, remodeled, house is in pristine condition and you can't sell... you need to reduce your price.   OR if you have one of the lowest priced homes...buyers probably feel that it still needs updated and don't want to be the ones to do it.   There are buyers who really WANT a house they can fix up and make their own, and there are buyers who don't want to lift a finger.   Depending on what you are selling, you just need to get the right person in to see your house.   With all the competition out there (so many homes on the market)  you need to be the cheapest AND the prettiest girl at the dance to even get an offer.

MARKET REVIEW Week Ending 11/30/07

Here is the market update for this past week... Saturday through Friday in Hollywood.....from Pembroke Rd to Griffin, I-95 to 441.. Single family only:

New Listings: 25

Went under contract: 9

Closed Sales: 5 (including MY listing at 3147 Johnson Street!)

Did not sell and Listing Expired: 19

Price Reductions: 46
