What's going on In Emerald Hills this month???

Hi Everyone:  Thought it was time to give you an idea of what is really going on out there in the Single Family Home market in Emerald Hills....  Here is how it stacks up...

There are 29 homes for sale, not including townhomes or condos.  (if you want specific info on townhomes or condo comparatives, please email me at: Bonnie@BonnieKaufman.com)

The prices range from $220,000 for a 3 bedroom, 2 bath, with 1,800 sq feet (short sale) up to $998,000 for a 6 bedroom 3 bath with 5,100 sq feet.

Of the 29 homes for sale there are NO forclosures, NO REO's and only 3 short sales listed.

There have been NO CLOSED SALES in this area which is from Park Rd to N. 56th Ave, Sheridan to Stirling... plus the Lakes just east of Park.

In the last 60 days there have been 5 homes to go under contract and are pending sales.    The price range of the 5 pending are $297,000 for a 3/2 and $459,000 for a 4/2.5.

Of the 5 homes under contract only one is a bank owned property. 

Emerald Hills is still holding it's own with very few short sales and bank owned properties popping up. Many were scooped up over the first half of the year.  If you have a 3 bedroom home to sell that is moderately remodeled, based on your individual home, you are probably looking in the $300,000 range, give or take a few %...
